A little bit about my experience in Real Estate… I started a couple years ago doing some house flips in Detroit ( It was a 2 year plan) then decided to sell everything, moved to Washington DC which can't afford anything in the DMV area but last year I purchased a very nice 3500 SQFT Duplex in Shaker Heights, suburb of Cleveland.

They will have some tenant rights in WA state they have 60 days with no lease if they were a tenant.Get the attorney going also find out how far out eviction hearings are be booked.

Most lenders wont lend with out title insurance and time to underwrite, so wo t loan on auctions.This is the market I work in in WA state, best of luck and don't go over your $ number!

In Washington State, where I am, when you go to M2M on a lease you cannot then terminate that lease without just cause.

@Edward Schenkel@Bryan Zuetel@Cody Evans Hey guys Cody's question had to do with contacting owners in foreclosure.. there are MOST defiantly special regs in CA OR and WA that deal with those in foreclosure and how you must deal with them.. its not the same as wholesaling or assigning contracts of properties that are not in foreclosure..
