Visitors to most major national parks seem to generally increase year over year, but if you look at places like Yosemite, Grand Canyon, Rocky Mountain - their yearly visitor stats don't even compare with the visitors to the GSMNP.  

So I am looking at other possible options one of which is town of Hatch just outside Bryce Canyon NP along Hwy 89 which is also close to Zion east entrance.

Canyon County was the other side of the tracks in the last up-market but with prices going up, freeways being widened and companies moving westward, the rent to price ratio in these areas is far better.
