There is a 'comp' listed for $200,000, but it was sold as-is and needed great repair.

You're using a company to manage tenant phone calls/inquiries and then send in vendors for repairs.

It would depend on the nature of the repair.

Additionally house tenants bring more of their own appliance, like refrigerator, washer and dryer; which means tenants are responsible for repair and replacement of their own appliances. 

I recorded a virtual tour on my cell phone because I was getting tour requests I couldn't fulfill, but no one has asked to see the property since I made the recording.
