I can get a signature loan at a high interest rate but if I do that then I may as well look at using hard money, I don’t want to go the hard money route.What I was thinking about doing was teaming up with a financial investor (100% of the funds) and I rehab the property using my company to do this.

It may a long shot but if it worked, you may be able to pay off your hard money, save that relationship and allow you to keep the property as a long term investment/passive income producing property.

May as well go ahead and answer where you're starting from.  

Make dropping this off a pretense to seeing who it is, and, well, may as well meet them while you are there (just dropping in may spell creepy) but legit landlord documents--all good there.

While I've found some interesting methods to display the factors, some may as well be a four dimensional pretzel.With a more clear picture of all that's involved, I'll work on applying my relationship network to the picture so I may recognize areas which need improvement and/or knowledge gain.
