In Florida , you must have a active Real Estate license, by active the law state a license is active when the licensee have been associated with an active broker..basically employment.

In order to practice property management, the licensee must work under a broker that also has said permit, or be a broker themselves.I'm not sure how it works in Washington, so you'll need to check with your state laws.
