I’ve projected the annual numbers:Purchase price: $135,500 (I know this is well above the 70% rule, but it's a start)Cash down: $2,500Closing costs: ~ $6,000Rehab: ~ $3,000TOTAL OOP: ~ $11,500ARV: ~ $155kAnticipated rent: $15,300 ($1,275.00/month)RE taxes: $1,532Insurance: $381Maint. reserve: $780vacancy: $765NOI: $11,841 - $9,096 = Yearly cash flow of $2,745 or $229/monthCOC: 23.88%Anticipated equity: ~ $19,500.00I’d like to pursue a BRRR strategy with the business and thus, I need capitol to kickstart the cycle.

I now know that at this price & with the required work I have a respectable deal that will kick-start my redevelopment & investing careers. 

I realize that most folks don't actually follow through with the purchase option, but I think I'd rather start to build a portfolio of homes and bring in some monthly income long-term.I'd like to get involved with real estate investment, and this feels like an opportunity to turn a loss into a long-term gain, while kickstarting my investment career.

But despite attending several seminars and training, the real world application has fallen well short with only 1 bird-dog commission from chasing pre-foreclosures.I've found it hard to juggle a full-time job with trying to get started with no money in REI, LOL.I look forward to learning from biggerpockets and hopefully kickstarting my career for real this time in a new city.I'd love to hear from you and any advice on where is a good place to get started with limited time and very little spare money.
