Now, granted, this is going back more than 40 years ago so there have surely been changes - BUT, much has not changed (my father still lives in the Poconos during the warm season).

Granted, I am more line drive focus in a few areas-- one being Oregon.

Granted “investment” is a relative term to each person.

Granted I could always refinance when rates drop, but that drop may not happen until 2026 with the roaring inflation data that just came out today.

As a last resort I would ask their realtor if it's an option to have them apply for a down payment assistance grant, instead of you footing the bill.
