We use a "Carrot" website and have built up the SEO over the past few years.

I pay 99 dollars a month for Investor carrot to host my website... but other than that... 0 dollars.You are not unique when it comes to money holding you back.

I'm going to change my contracts with her to state that she will receive 120% of the first month's rent if she has the property rent-ready and inspected 4 weeks following vacancy, 100% if it's 8 weeks, 75% if it's 12---etc... that way I'm leading her with a carrot on the stick, rather than just a typical stick.

But the carrot is huge and I love what I do.

I think a carrot and stick approach would work nice though.

BUT we always frame it as follows:  let's say we double the deposit from $1500 to $3000, we let them know we are not interested in just sitting on their cash, and we write into the lease the following carrot: if they pay on time the 1st 6 months of the lease, then we refund 50% of that extra deposit (e.g. $750), if they pay on time the next 6 months, we refund the 2nd 50%.
