Even cooler is we already have an appraisal for $150k based solely on renovating the duplex so I suppose there is another $50-60k in unrealized equity based on renovating the single family!

Fixtures are things that are literally bolted to the building such as the fire suppression hood, walk-in cooler, the bar itself, air scrubbers, maybe the HVAC system.

We do love life in Boone at 3,400 feet elevation and 10-15 degrees cooler than the rest of NC.  

Nowadays it is often not only difficult getting a technician new refrigerators can be hard to find (and getting one delivered can take days).As a kindly landlord gesture it would have been nice to drop off a couple of those foam coolers and a couple of bags of ice to tide the tenant over until the frig could be fixed.
