this works well if the tenant is a national user or multi unit operator who has built these buildings many times. 

Guesstimates are around $1000 per unit. 3) Demand is crazy right now.

Most investors start with 1 unit a year or so. 

You may also want to consider purchasing multi-unit properties and live in one of the units.
