Over the years I have reduced my difficult tenants by1) Having a maintenance deductible- If they are responsible for the first $100 suddenly the "fly" in the house because they left the window open isn't a big deal ;)2) 15 page lease +- I have a VERY specific lease along with "penalties" if things are completed3) I use the word no- While I hate being the bad person, I have learned to say no.

All of a sudden it's not about supply and demand so much, it's about the almighty dollar.This will/should bring down that $PF number, so maybe a better for an owner wanting to build (as long as they have the money and are willing to spend it right now)Fortunately it only lasts for 4 or 5 years and then we're back to normal.
