Signed lease.. 2 days later...

Monday we had the lease signed and deposit and first month paid..2 days later the tenant called and said they would not be able to pay next month's rent?? And they would get their stuff out tomorrow... oook. So do I refund the first months rent and keep the deposit?

#1 thing is to get them out.  Then you can play nice as a landlord.

I'd keep June's rent and the security deposit for July if you can't find a tenant to start in July.  If you can find a tenant for July 1st and they didn't do any damage, send them the security deposit back.
