Knowing that my tax situation would soon be getting too complicated for me to want to handle, I sought out a CPA who specializes in real estate (actually found him on BP) and began the conversation.  

I am not an expert, and of course consult someone that specializes in this. ( my don't sue me disclosure, LOL)I see the word "Black Mold" overused so often in this business.

I am prepared to make a 20% down payment but am a little bit confused about the process for pre-approval since I would like to attach the property to an LLC instead of to my own personal name.

I'm looking for a CPA in the southeastern Wisconsin area  who actually claims to specialize in real estate. 

I made friends with all of my tenants when first starting out and it usually involved "favors" and "special requests" or leniency on late fees, ect.  

You could say the dog is not allowed inside the house, and they have to clean up after the dog every week, but be prepared for them to break that rule pretty much every day starting on day 1.As an aside, in some areas you could have trouble if you disallow dogs. 

That agent could face fines, and possibly license suspension for NOT preparing that for you.  

I am renovating my NYC condo in preparation to rent it out.

Offer accepted on my first deal (triplex) and inspection pending (WA State).During my initial walk-through, I met a couple who seemed to be more than knowledgeable about the property, possessed keys to storage areas (possibly other units too), had special parking spaces, and stated that they take care of the things around the place including the large yard in exchange for lower rent.

Does the city require any special hearing that may delay your approval process?
