Now I have some places on Vancouver Island and in southern Alberta.

On a positive note I get many good renters who commute to southern mass and even Boston because of the drastically reduced rents compared to mass. 

I'm in Southern Utah, about two hours north of Las Vegas.

@Kenneth MooneyI agree that it's likely a southern thing, in my one year living in Nashville it was stunning how slow business moved compared to what I was used to.

I would love to house hack as my first investment but everything is of course very expensive here in Southern California, specifically Los Angeles.
