Investing In Bristish Columbia, Vancouver and suburbs

BP, I'm currently saving for my first house/ townhouse (vancouver market is crazy expensive) with being able to house hack it in mind to help with mortgage payments. Long term i want to eventually refi and turn it into a full rental preferably in a couple years. I am self employed for 1 year now and I make about 100K/year. I'm planning on waiting for 2 years before i can pass the stress test for a loan. However my biggest expense is my work truck ( loan of 46k) will this play a big factor of how much i can get approved on ? any other tips for BC/Canada real estate investing would be great too! 

PS. Been listening to all the podcasts almost everyday, love them !
