You will be competing with the hundreds (maybe thousands) of folks looking for affordable housing because SFH values have skyrocketed.

I guess my fear is overpaying by thousands on the purchase the not being able to recoup that on the eventual sale.

Most 4 families I am seeing are selling at prices that over 100x (1% rule) gross monthly rent, but also need tens of thousands of deferred maintenance, rehab and repairs. 

Let’s say they’re $300k - then you would need $15k for the down payment plus a couple extra thousand for closing costs/inspection/etc so let’s call it $18,000.

It is also what allows me to get a deal for thousands less than what the other guy is offering.
