The cost to maintain the house (property tax, insurance, repair) is getting higher and higher.

I know that most people who OWN a property and put it on airbnb claim the income on Schedule E ("passive income"), which avoids having to pay the 15.3% self-employment tax.I'm wondering if those who are practicing rental arbitrage by renting the place that they list on airbnb also claim the income on Schedule E, or if you claim it on Schedule C bc you don't own the place that you're listing on airbnb.Whether you own or rent the property that you list on Airbnb, the activities are the same: acquiring the property, furnishing it, activating utilities, listing it on Airbnb, hiring cleaning services, etc, etc.

I like to provide the fix and flip opportunities to local investors, and the stabilized cash flowing rental units to both local and out of state investors who are looking to add this type of product to their portfolios, as there are several, high quality full-service property management companies in the area.

My market research shows an after repair value of at least $300,000 but I think $350,000 is realistic.

My advice is normally don't buy one with issues or repairs if you can. 

@Joshua Jacobs I think you maybe referring to a DSCR or Debt Service Coverage Ratio loan if you're looking for a 30 year fixed mortgage.
