I relied totally on JWB & Horizon to guide me thru the process, but as I'm getting closer to closing the deal, I'm getting cold feet realizing that I should have done all of my homework myself. what if it's a mistake and certainly don't want any legal issues. do I need to register my LLC in FL as a foreign entity doing business there since it'll be collecting rents?

Tell them the vehicle and trailer were abandoned (don't mention death of the tenant) and they can give you the forms and process for handling abandoned property.

These large buyers/owners would discover that no matter how much they controlled their processes, it was extremely common to have multiple houses in the same neighborhood (or even on the same street) with dramatically different floor plans, mechanicals, and finishes.

We made the decision last year to downsize and are in the process of building a new home (slated to be completed in June).

Seminole county has an eviction packet with the forms to file.is this an easy process?

In talking to her, I got a vibe that she is not well mentally.I am concerned about insuring the property for the duration of the eviction process,  specifically for liability because it seems like the laws put you in a catch 22 where you can't get on the property to maintain it yet they would hold you responsible for any dammages if they were to occur.How does one protect against this?

There's no perfect process for this.
