And, this will tarnish their record.One of the keys to this is putting everything in writing and posting it on their door and taking a picture of it posted on their door and then sending them a text of the picture with an explanation.

This would protect you against lawsuit from people getting hurt on the property.You can buy a building policy as well if you want to cover damage to it, but it does not sound like that is the purpose of the investment.
