That doesn't mean asking if they are ready to sell each time, but rather providing items of value like short newsletters with market news and selling tips so that you are the first person they think about when they are ready to list.The first door I knocked on was a widow looking to sell in 1.5 years.

But the random inspections are not ok in my view - there should be a warrant process - Not a hey were inspecting and found these violations x & x etc.I fretted the first one as they provide a list and some items were a bit crazy.

In the analysis spreadsheet that I developed for acquisitions, I use $1500 as the number for closing costs (title attorney only; mortgage origination is a separate line item) and I believe that will typically overshoot it.
