I have been a member for several years and have been mostly a lurker checking out forums and listening to the podcasts.

Listening to interviews of people out there doing various strategies can be great to figure out where you want to focus.

Allow the seller to talk and you listen diligently.

I don't know if the tenant is wearing smooth-bottom slippers or something, but I don't think we can tell her what shoes to wear.

I have been digging in to the UBG and listening to a lot of the podcasts.  

BTW Milagros S.I have already started by reading BP's The Ultimate Beginner's Guide and listening to podcasts!

I listen to the BP podcasts every day driving to and from work and really look forward to learning from everyone here!

What clues are you listening for; I am behind on my payments, the house is a mess, I haven't made a mortgage payment in 12 month, I can owner financing, I three mortgages, my wife has to sign off, I am in tax sale, the house has housing violations, mold and termites.What questions do you ask?

Find a local REI group, read books, listen to podcasts, and do something every day to get yourself closer to your goals. 

I've added "2 Years..." to my reading queue and have already started listening to the podcasts :-)
