I was new to real estate investing at the time and spent about a year leading up to my offer educating myself about the industry and RE investing in general.  

I forgot that supplies in just most industries are low right now.

I am a finance professional(nerd) and I have been working in the industry for 10+ years.

Then they will bring theirs down to about $135.Windows are out about 8-9 weeks right now, no one in the industry can beat this time unless you bought onethat has a crack in it and they will have in done in about 2-3 weeks.

So would like your thoughts on mine, being an investor with $40k disposable income.Here are the basics:-Looking for 3-4 unit-I'd live there for at least a year to get 3.5% down mortgage-I don't need ANY tenants to pay the mortgage-Tenants paying mortgage just lets me save FASTER for my next property & build reserves for this property(repairs and such)-I'd be EXTRA careful in screening candidates; especially looking at job history/industry/credit-My goal/focus is $2000 NET income from 6 units.

While I am a freshman in the industry, my goal is to start my portfolio by next year.

I started out with flipmoredeals.com not crazy expensive and I landed my first deal 3 months into program (I was completely new to the industry) That was 5 years ago and still have a great relationship with them
