However the general economy of the Allentown area seems a bit stronger, but houses in the same condition there cost a good bit more.I'd be hiring a property management company most likely, since I'm not local and this would be my first property, so this is going to be a big learning experience for me.If anyone has any thoughts, I'd love to hear them!

Hello, add a Access control lock on the door, never will you have buy expensive locks or hire a lock smith, all you have to is issue a new key Fob, if your tenant looses or move, you just disable the key FOB assigned to that tenant,. and depending on unit size, and system that you install you can monitor entry and exit, of anyone with access.

Has been renting it at $450/month, but ran into a little problem with the tenants and had to hire an attorney to get things kick started. 

I am not an expert on this but I believe FHA & VA loans the repairs must be made prior to closing so not sure that your company could do them unless you can get the seller to hire your company for the work....?

And of course they have ideas about the land but hiring some professionals who are knowledgeable in that sort of thing would be the first step.
