@Molly JonesUnfortunately, many wholesalers that you meet randomly online are not very experiences or particularly skilled at what they do and often rely on bulk rather than quality so there is a high probability that they know very little about the property itself aside from the basic data that they obtained online through data scrapping.

There are some "lenders" out there who "do" incredibly high leverage or 100% financing, but be wary of these as they often try to renegotiate terms before closing/run out of capital/go bankrupt.

Home prices are high here so I'm really leaning towards investing out of state or in a different part of Florida to create cash flow vs. buying a personal residence and starting my savings over from scratch to invest.Don't get me wrong, I really want to buy a place of my own that I can live in but the math is making a bit more sense to me if I invest first.
