It would really suck if the tenant didn't want to pay a plumber $25 to come over and replace a worn rubber washer on the kitchen sink drain pipe and that slow leak went down the walls into the basement under the rug out of sight and then your next tenant has an asthma attack because there is 100 sq ft of mold behind the walls.

And you should have more info on when and if the damaged cabinets will be replaced because I assume they coordinate with you when going into the property.And as noted above, if you didn't know, big tip....never put grease down a drain.

All plumbing is checked for leaks both water coming in and drains out.

@Jem Jacala A few things: Check the condensate drain line in "the utility closet with the ac heating unit".Were renovations done recently (within the last year) to the bath, HVAC, closet, flooring etc.?

The main things have been a tenant not realizing that you can't pour bacon grease into the drain even with a garbage disposal (this is actually in the lease), noise complaints (though half of these have been against nonstudents), parking issues, and seeming to forget when trash day is.
