I have depended on the rental income so am a bit nervous going back into deep debt, but the rent will still cover the new mortgage with $400 left over (per the bigger pockets calculator and assuming the loan will also cover some capex).

If not look at areas that are still 5-10 away from getting better such as the Eastside or deep in the westside. 2) Maybe check out how SB is responding to SB9/10 and find a property that would benefit from that(perhaps on the 154 with more space).3) Start talking to neighbors of friends who may know of an older couple that is looking to retire soon and offer a make them move price.

If a property is being trashed then we require the tenant to clean it up or we will at their expense.

If you have a clean tenant, they will keep the pet clean as well.

If the property is on a well and you're seeing stains it could be that the well isn't deep enough.

You have to use money to give the seller "moving money", money to bring the loan current if they are behind, money for title reports, money for escrow, money for advertising, money for making the payments after you take ownership, money for repairs if needed, money for cleaning the property, money in reserve in case everything falls apart (just to mention the big ones, there are also Insurance, water, electricity, power, property taxes and so on).

Ability to do manual labor (painting, clean up etc) There isn't as much risk in fix and flip as people think and teaching someone the ropes is a LOT of work so what can you offer a fix and flip partner that makes their life easier AND more profitable?

@Tim Delaney - airbnb, that would take some planing and local help, some one to clean, restock, etc. home for me is 1200 miles southwest in Houston Texas.
