I’d text them that’s in 2 days I have to come in and check the smoke/co detectors.

And really depends if you have owned through cycles.. keep in mind we are 10 years out from some very dark days that those that thought they were retired ( me ) had to retool.. and I was not alone.. 

Not so much the courts, once a violation gets that far.Now, things are about to change with Mayor Jackson's new Lead Paint initiative; which also includes more robust inspections of excessive use of extension cords, old hot water tanks, toilet inspections, sink inspections, smoke detector inspections, Flue inspections, self-closers on doors and more.The plan also includes a new mandate forcing all landlords to register all rental properties with a late fee and misdemeanor conviction for failure to register.Up until now, inspectors in the city of Cleveland stayed outside and simply required landlords to maintain the exteriors.

I’m not trying to be a dark cloud on a sunny day, but I can assure you most of the people that are pumping this message from the mountains are the ones that are trying to sell something, JV, or charge you some big mentor fee.

Have any of you tried to live in seven months of darkness?...

I don't know about other landlords, but I do a quick Google of those who requested a viewing, and I ask them to fill out a quick questionairre before I even schedule a viewing, things like how many parking spaces do you need, do you intend to smoke or vape on the premises, your move in date etc...When I do Google their names sometimes I see criminal records listed.

What we do is make sure fire extinguisher is filled, smoke detectors are where they should be.

You will need permanent heat, smoke detectors, carbon monoxide detectors (if gas heat or other gas appliances).I am assuming it’s currently unfinished.

The property is in need of some TLC, such as paint, they were heavy smokers and smoked in the house, appliances, and some updating.Trying to decide if I should do a refinance or use a HELOC to make the repairs/update to get started.
