If you borrowed money from your neighbor, but gave him the keys to your car to hold in good faith as collateral AND THEN sold the car, you don't feel like the neighbor would feel uneasy about the loan he has outstanding with you?

The initial cash flow is outstanding. 

There are many investors that do much greater volume than myself, so I was not trying to sound like I was all that and a bag of chips.  20 flips is a very large volume for almost anyone, unless your in the turn key space or vertically integrated if this is just you and your wife then I for one am Damn impressed I know how hard this end of the business is..

My agent in Georgia I would pay damn near 10% to keep him.

It’s the same as recording a mortgage; even if another loan is outstanding against the property the recorded mortgage is priority.  

@Greg H.we did that, but there is always a 45-60 day window in these situations before next tenant comes in, like it is hard to make sure tenant's outstanding balance does not exceed security deposit .
