Take care of subing out some of the heavier work (electrical, plumbing) but mostly have a couple guys that are handy to do the lighter work (cabinets, flooring, hang doors, etc)I'm leaning towards option #4 but mostly concerned about materials.

People that needed an answer to something yesterday and had you jump through hoops usually turned out to be flakes.We didn't have all the tech stuff we have now and I used an answering service that I had answer using my company name, they were told I was out with a client or whatever and would be checking in shortly, and I could return their call then, or at sometime of their choosing which might be more convenient for them.Later with a pager, things were a little better for a quick response.

I think I would lean more towards 1% of ARV if I dealt with houses in the $100K+ range more often.My experience is that many cash buyers will NOT want to give you earnest money.

Smartmove requires a tenant to have an email address, which can be an issue for some of the lower income tenants.3) I feel like more in charge of the screening process.4) I also have the option of running local/county criminal check.Overall, I enjoyed using Smartmove, but I lean towards another service because of my personal preference.Also, I used Smartmove only once a long time ago, so it's possible I may have missed some of its benefits or recent feature changes.Hope this helps!
