Your Favorite Reasons To Invest In SFR's Instead of Apartments
There is another topic about the benefits of owning apartments. I thought this could be a counter topic on why so many people favor investing in SFR’s over apartments.
Here are a few things I came up with:
-Smaller initial investment. You can build it up over time.
-If you have multiple SFR’s, one disaster (ie fire, flood) won’t necessarily wipe out your whole investment.
-All your tenants don’t share walls, ceilings and floors.
-Broader audience to sell to.
What are your favorite reasons for investing in SFR’s instead of apartments?

As Bryan says, ease of exit, possibly at retail.
Also, you can attract high quality, stable tenants.
