It's a great way to get in at a lower cash outlay if the parties are willing to endure living in the construction and also the property as it won't likely be your dream home.Just my 2 cents!

Auto Construction Loan from a local credit union How did you add value to the deal?

Building our own home made us realize the potential in using no money down - Auto Construction Loans for investments.

@Erik Whiting  I get the U cant eat equity.. rationale.. but there are other uses for equity that are not really talked about on BP simply becasue 95% of the folks here are in one asset class rental houses or units.In other real estate endevours equity is a critical part to enable one to take down different types of debt IE construction and development loans.  

We wanted a home but didn't have a down payment so my parents taught us the trick of using Auto Construction Loans How did you finance this deal?

I recently graduated from Texas A&M and am working full time in the construction industry.

Might be more worthwhile to tear down and put up new construction.- Not sure if title is free and clear.

I have a construction background and am not afraid to do some repairs or manage for a while but would like to become passive asap.

The 17 hopefully don’t not include the construction period.
