Try to find one who holds their own paper and does their own underwriting rather than a large national/regional bank or mortgage broker that just wants to sell off a conforming note.Most hard money lenders will not loan on an owner occupied property, so that's a long shot.

pretty narrow field .. you need to contact builders in the area.. either good size regionals or if there are nationals there as well. those are your buyers.

If you don't have the expertise to put them at ease you would have to show significant ties to someone who has and that they also have skin in the game.Bottom line is that IF you have the capital capabilities and you have performed a thorough needs assessment (all that will have to be presented to banking institution and to the city) and you still come back to the question,,,, is the risk worth the return,,,,,, ???

And as a non-resident foreign national I don't believe you could claim this anyway ( good accountant who works specifically with foreign nationals will be your best friend right now).  

Does anyone know any institutions locally who's linear and very easy to talk to about getting this done?
