How do I sell 38 acres of land permitted for 88 homes Elgin, IL

I am on the finance side of real estate.  A long time customer has asked me to sell 38 acres of land permitted for 88 homes.  Any advice on best way to achieve this goal. What type of points should I charge him? I am not a broker, what should I watch out for?

 I would pull in a commercial broker on the deal.   We do that in my office.  If you need a referral reach out to me.
