Regardless, I've started looking into mobile homes, but it seems that folks around here aren't being realistic with their asking prices...not to mention the challenge of getting good data on comp sales.Any help you can offer i will soak up!

I don’t want to be another guy throwing cold water on this party but you’re not going to be paying your mobile phone bill with the cash flow on your first property, or maybe even with the 10th one.  

Currently we have seller financing for a small 13 unit mobile park in Arizona.

I was really looking at very inexpensive old Mobile or Manufactured homes on land that I could rent out or replace the home and then rent it out.

For me that would be in mobile home parks.

Do you want houses only or including commercial, lots, acreages, etc.Do you want mobile homes?

These people also are less likely to be buying a house soon so the hope is that they stay longer than someone with a high score that is mobile. 

In theory, sure, everyone wants that, but no successful investor just sought out to own whatever makes passive income because if they did that they would never have the expertise to dominate a particular market (two-family homes, apartment complexes, mobile home parks).Foreclosures are 99% going to be all-cash deals.
