and many others have some interesting stuff if you use the search function.Personally, i left:-bulbs (various cfl, incandescent) matching the existing inside/outside light fixtures-extra batteries for smoke/monoxide detectors (i moved to 10 years sealed battery since....)

It needs a new air conditioner, fixtures but not much else.

Replaced every window in unit with hurricane impact windows, repainted. replaced light fixtures, replaced water heater.

The only reason someone would get a builder's risk policy is if they would not qualify for a vacant policy (i.e. building new construction, making additions, opening up walls, etc) or need additional coverage that a vacant policy would not provide (materials, appliances, or fixtures left out in the open, etc).  

You're best bet like others said is to see if your fixtures are all low flow  

Here is a good example, my personal residence built new in 2008:- All high end Moen fixtures.

-Main Unit Floors (eventually): LVP/Tile (bathrooms)/Carpet (bedrooms)-Main Unit Bathrooms (eventually): Both need new vanities/fixtures.
