Speed and flexibility tend to go with the ability to do deals well, but I think making sure that they are a lender comfortable and efficient doing the basics of the deal will help.

Maybe if you put a large down payment on the property and you find a low HOA fee building but there is also the potential risk of large special assessments if the HOA isn't well managed.

I just found out that my usually attorney is not well-versed in Sub-To, and I'd rather have piece of mind with someone that's worked in that world a bit more, just in case something gets overlooked.
