There's plenty of people who will give you the cash to do deals, think a little bigger and you might be surprised with what you come up with.

There are going to be setbacks and unexpected obstacles, but you can enjoy the finished product, if you keep at it.  

Well, he was more than right,  we purchased a house with a decent comp and to my surprise  we made the same profit margin that we would have made if we did a full gut rehab and saved  months of interest, labor, material and taxes. i guess I learned something new.

Sometimes it's a good idea to drop in at their place unexpectedly with paper work for them to sign during the screening process.Aside from that the only thing lacking was your inspections.

I would also be interested to learn at what age the transition from damage to normal wear and tear occurs.Also, if you have a good carpet cleaning company, you will be surprised what all they can extract from your carpet.

They did a walk through inspection and very surprised that this was this low.As they did a hard credit pull, I'd rather not start the process with another bank (and get another credit pull). 

You'd be surprised what neighbors know and how much info they will give you.

Of coarse there will be surprises & unexpected things that you can't plan for.
