@Alan Fang Heat pumps/mini-splits are better than gas, which is better than oil, which is better than electric baseboards.However, with the high demand for housing in the Boston market, you'll always find a tenant, so I'd do a careful cost/benefit analysis before pulling the trigger on a gas conversion.

I am going to replace them all for both security and fire marshall compliance.

1) Pulling the trigger on the first deal.

Under the second scenario, is there an interpretation where the IRS could say I have now "earned" 50% of the initial equity basis (thus triggering a big tax bill)?

The reason I did not identify the buy side first was because I unexpectedly had to sell (special permit on ADU  out of town compliance).

If I had more confidence that I would be able obtain tenants quickly after purchase I wouldn't be so questionable on pulling the trigger on a vacant property or a multi family that has one of three units occupied.
