Tenant/Landlord Connection Process (Locating Tenants)

Where do landlords advertise their vacancies? How are tenant/landlord connections made today? I feel like most investors are utilizing Craigslist, Zillow, etc. but is this enough to turn your property from vacant to occupied? I know some other landlords are making their tenant connections through real estate agents, but they have to pay large finder fees usually equal to one month's rent.

I'm usually hesitant to purchase real estate that is currently vacant. How does one alleviate this concern of purchasing a vacant property? My gut says the vacant properties must be vacant for a reason even if after viewing the property it may appear as tenant ready. If I had more confidence that I would be able obtain tenants quickly after purchase I wouldn't be so questionable on pulling the trigger on a vacant property or a multi family that has one of three units occupied.  Any guidance would be appreciated. Thank you!

Zillow has worked best for me, plus the few sites it auto-cross-posts to.

I’ve tried the local newspaper, signs in the front yard, etc, and while I’ve gotten a few leads, most people know where to look these days. Craig’s list seems to work for some, but it does bring out the crazies too.

If you’re in a decent market and the house is priced well, you shouldn’t have trouble renting. The only times I’ve had difficulties is when the rent was a bit on the high side. Some lookers, but no takers. Drop the price a little, and have 2-4 applications quickly.
