You don't need to know everything to get started; you need a foundation to build on and the rest will come through experience and then refining your education.You can build a basic understanding of investing in 3-6 months.

You should be able to start looking at things on the MLS and understanding what makes a good deal.You can't rely on a realtor for that.

Best part about a 3rd party inspection is that the inspector can say "I'm just doing my job" and psychologically the tenants are a lot nicer and more understanding when they can say that.
