MTRs don't seem viable in pure tourism markets (lakes, ski towns, islands, etc) is there really sufficient demand for people who can stay 30 days?

You'll be paying $500 for someone to collect rents while you are still living there...I think you have the right idea with factoring in all of these expenses, especially if it was a pure investment.

I currently have my license and found the education to be great but as a pure investor with no inclination of being a RE Agent.

You are correct financially I am no way close to the 1 or 2 % rule, it’s purely a long term, low cash flow financial decision for a great location home with a very low inventory in rentals.

For spam and sales soliciting, I get it, but this is purely informational with nothing sold. 

Basically it's pure hearsay or fake news, however you want to call it.Many North Americans, including myself, have invested in Mexico.

This is pure speculation from me so I would love your opinion as someone who is experienced! 

My reason for the questions is purely curiosity - we typically only do A and high B neighborhoods;  while it definitely stunts the return, it also changes the quality of the tenants dramatically, and has a higher appreciation potential.
