How much experience do you have?

Most of the bad things concerning tenants have happened from inheriting existing tenants when buying a property.Any advice or experience on this issue would be greatly appreciated.I'm currently looking at a duplex for sale with existing tenants, trying to learn the ins and outs of possibly dealing with that issue.Thanks in advance.

I was pretty happy with what proper provided and have had good experiences with them for other properties.  

Has anyone had experience with a reverse mortgage short sale where there is an additional junior lien?

On the plus side, once you have more experience and have a system in place you can hire an ISA to help with the initial calls so you can only talk to the 1-2 hand raisers you can find every day.

And which parties should be involved assuming a lack of experience?

Seems like a potential issue if I stop working with them in the future and lose all access to the listing completely.I currently manage an STR in my local market, but a property manager I spoke to insisted that they handle all the setup on the OTAs vs having the listing under my account and giving them cohost/PMS access.This is my first time dealing with a property manager so I was wondering what everyone's experience is like in this business relationship.Secondary question:As an experienced cohost, do you care if it's an old or brand-new listing?
