I found this deal online during the shadow inventory dump years.

Some of the larger expenses-Interior/Exterior Paint, Storm shutters for a few of the front large windows, added additional cabinets to one unit,  New refrigerator from Dent/Scratch store after old one died,  Laundry units that tenant pays +$50/mo for etc. 

Does this community have an examples of really great and effective marketing package examples or tips for an apartment complex such as this?

Some tenants would be late on the water bill for a couple month and receive shutoff notice and one of them is 3 month late now and I still don't see shut off notice when I check online.

I've already spoken with a realtor I like, anyone have any tips or recommendations PM or areas?

@Ed Emmons these days a lot lot of analyzers can be found online and you should be able to get very good results rather than using 50% rule which is very vague and does not work in all markets and all assets.

Seems simple enough to do online these days, but having an attorney help you on the first one makes a lot of sense.

Theres alot of negative feed back online about Bigger Pockets platform.
