The process was highly educational and allowed us to "get our feet wet" in the market we were interested in.

Because the NOI is the numerator, and that comes from Income minus Expense, it can be higher by either lying about income or deferring maintenance to lower expenses (more common than the former). 

I've been interested in real estate for a long time now, just never had the chance to get my feet wet because I was so busy with my last job.

However, the amount of water that comes in is really not that bad and if it's cleaned up appropriately, it doesn't really cause any issues because most of the basement is dry and we know not to store anything that can't get wet in those specific spots.Looking for advice!

The key is to add value for someone who can help you learn and get your feet wet, don't expect any free hand outs.
