This is all sorts of wrong.My initial issue with Matthew's advice is that the property has only been owned for a month so unless the "wind damage" occurred during that time there is no covered loss here.

Placing tenants can be done one of several ways:1) Hire an agent to list the home on the multiple list service (MLS) as a rental.

With the VA loan, although this is not an initial investment property I intend to make it one sooner or later.

I was excited because the price of the house and rehab was right, did not do any further inspections and completed the deal.Turns out my issue was deeper than the initial diagnosis.

I'm settled in now and my rental property is listed through a property management company. :-)

In general, the most sure way to confirm data is to actually look at the listings on Airbnb and Vrbo.

I did see a few great townhomes but the $960 HOA fee's are grossly out of whack and kill cash flow.Henderson, Summerlin, Spring Valley, The Lakes all have some great properties if you know where to look or have an agent who tends to get pocket listings.

It's turnkey, but there will be a lot of repairs beyond the initial agreed upon improvements.

I bought it for 60,000 and have it listed  for 100,000.
