Now, here is my take on what could be happening just from reading your post:If you are making any type of E-Mail/Written communication with these people, you should do yourself a favor and run everything through Microsoft Word and use spellcheck.

Type out an "investor sheet" with basic info ie: Name, number, e-mail, area, price range, types of real estate (rent, fix & flip, multi-family etc), how much rehab is ok, and misc notes.

Coincidentally, the day after I posted this, Dave Van Horn from PPR sent out an e-zine article discussing asset protection in RE considering LLCs, trusts, etc, and while catching up on NoteMBA podcasts on the same day, they discussed investing in notes in an LLC vs DBA.
