@Taylor CochranOkay.So, you have to treat this like a buy and hold rental with you also living in one unit.So, you need to calculate the cash flow and the ROI.On the surface, if you're renting part of it for $1,750+ and mortgage would run around $2,500 at 4.5% interest rate.That leaves you with a negative cash flow for the investment before you consider property tax, home insurance, and reserves for maintenance, capital expenditures, vacancies, utilities, and property management.You should check out the Bigger Pockets video on rental property analysis.

I know bigger pockets recently started offering them or you can do a google search and just keep what you like.I don't think you need a checklist, but I would recommend running the numbers through your worst case scenario simulation to make sure you feel comfortable with the deal.I recommend doing your own research on what you think you can rent the property for.

If I sold and pocketed say . . $145k (just a number) after selling expenses, I could probably/possibly make more money in the stock market, or in purchasing other real estate and renting/flipping than the paltry $6-8k I am making (after expenses) in rent.
