Hello from Kansas/Missouri

I'm Todd and my wife is Suzan. We are in the north KC and St. Joseph, Mo area, but technically in Kansas. 

We are just starting out in real estate and are looking to mainly set up passive income, but not exclusively.  

My wife and I are putting our very first deal together. We have learned a lot this week and have found several deals we are interested in. We have narrowed it down to a duplex in very bad shape, but have a contractor bid to rehab and add a studio in the attic.

We have used the BRRRR and have great pos cash flow, even in initial rental. We are trying to do this with nothing down, but we do have some options available if necessary.

Seeking advice on financing and a pinch to make sure I'm not dreaming.
