Education in new Real Estate

I’ve found Bigger Pockets invaluable and educational. I’m like most newbie investors because I don’t know what I don’t know but I’ve bought all of the bigger pockets books and most of the books suggested by the podcast guests to study and reference. I’ve found Investing in Real Estate 7th Edition and What Every Real Estate Investor Needs to Know About Cashflow and 36 Key Financial Measures to help me understand the concepts of analysis by leaps and bounds. I also love the Book on Estimating Rehab Costs to be extremely informative. I read and take notes on 40 pages from these books and more every single day and I’m ready to take my next step. I’ve spoken to the owner of the company I work for about my passion in Real Estate and he’s set up a lunch meeting with a local investor. If anyone has any tips on what I should ask and how I should present myself I would greatly appreciate it! I believe I know enough about real estate to have an educated conversation with Thisbe investor but I’m not sure about how I can learn moreover about the markets around my area and everything I don’t currently know haha. Thank you Brandon and Josh for changing my life!!! Keep up the amazing work you do!!!
