Title searches are optional on cash purchases, but strongly suggested (in my opinion)Closing can happen typically as fast as the title search is done.

Like I said it's my first post on bigger pockets so I'll try responding as fast as possible to comments.

I would caution that distressed deals in the KC market are getting harder to find, and what's out there gets snatched up fast.

@Paul Parker I'm still believer in workign with local investors whenn selling properties fast.

I'm changing companies to one that will be paying me more with a higher commission/incentive potential.

There are a number of lenders here who will correct me if I am wrong...it seems like these things change with the wind.  

As the mortgage financing industry is constantly changing and so are certain requirements, can anyone share what the lowest down payment percentage they needed for an investment property was?

Talk about going nowhere fast. 

Do you offer a referral fee or are you interested in a joint venture for leads on home sellers who want to sell fast?
